What is BuildOutCost?
BuildOutCost is a consulting service that gives business owners and real estate professionals expert construction guidance before they commit to a project. You get unbiased advice from a third generation general contractor with more than 28 years of real world experience.
Are you a contractor trying to sell a job?
No. When you work with Jeff Davies, you are hiring me strictly as a consultant. I am not bidding for the work and I am not trying to sell you construction services. My only goal is to help you make informed decisions and avoid costly mistakes.
What is the Test Fit Design and Estimating Package?
It is a visualization and budgeting package that helps you understand what is possible within the building's shell, what layout options make sense, and what each option would realistically cost. The drawings and renderings are conceptual only and not intended for construction.
What is included in the Test Fit package?
You receive conceptual layouts, 3D renderings, cost ranges, feasibility insight, scope based pricing options, and a clear roadmap for next steps. It is ideal for early stage planning before investing in full design work.
Can I use the Test Fit drawings to get a permit or build?
No. Test Fit drawings and renderings are for visualization only. They help you understand options, costs, and feasibility. Build ready plans are part of the Design Build Package.
What is the Design Build Package?
The Design Build Package takes your concept and turns it into a complete, build ready set of plans. This includes as built documentation, detailed construction drawings, engineering coordination, material selections, and a final proposal with a construction schedule. We then handle the entire construction process start to finish.
Do I have to purchase the Test Fit package before the Design Build Package?
In most cases yes. The Test Fit package ensures you choose the right direction before you invest in full design planning. It reduces revisions, surprises, and rework later.
Do you work with my contractor or is this only for people who hire your company?
You can use any contractor you want. Everything I produce is designed to help you hire the right contractor, communicate clearly, and move forward with confidence. We are available to hire as the General Contractor if you prefer to move forward with our design build package.
Do you come to my location or is this all virtual?
Both are available. On site walkthroughs are preferred, and virtual consultations are available for early stage discussions or out of town clients.
How long does the Test Fit process take?
Typically one to three weeks depending on the scope, number of layout options, and level of detail required.
How long does the Design Build process take?
The full design development process usually takes six to twelve weeks, depending on project complexity, engineering needs, and selection timelines. Construction timelines vary from 1-12 months depending on the overall scope of the project,
Do your packages help prevent budget overruns?
Yes. By analyzing feasibility, estimating real costs, and designing to your actual budget, we give you clarity early so you do not end up in a project that costs far more than expected.
Can you help me compare multiple project ideas?
Absolutely. Many homeowners are deciding between options such as doing just the kitchen versus reconfiguring the main floor. We provide side by side layouts and cost comparisons to help you choose the smartest path.
Who is Build Questions best for?
Homeowners, business owners, brokers, investors, and anyone who wants clear answers before they spend money on design work, sign a contract, or commit to a renovation.
What areas do you serve?
Most work is centered in the Charlotte NC area, but virtual consulting and design services can be provided anywhere.
Why would I hire Jeff Davies instead of going straight to a contractor or architect?
Because most people commit to designs and budgets without knowing what is actually feasible. Jeff gives you clarity up front, unbiased guidance, and decades of experience so you can move forward with confidence and realistic expectations.
Should I just hire an architect, interior designer, or engineer instead?
Architects, designers, and engineers play essential roles in a project, but they typically start after you already know what you want to build and what direction makes sense. Build Questions helps you determine the right scope, the right layout direction, and the right budget before you invest in full design fees. This prevents wasted time, expensive redesigns, and plans that cannot be built within your budget.
Do architects provide Test Fits or early cost guidance?
Architects provide beautiful concepts, but most do not give realistic construction costs or feasibility analysis in the early stages. That is where most projects go wrong. GC Questions bridges the gap between design and real world building by showing you what is possible and what it will honestly cost before you move into full design.
Do interior designers and contractors do the same thing you do?
Interior designers focus on finishes and aesthetics. Contractors focus on building. GC Questions focuses on early stage clarity: layout, feasibility, scope, budget, and risk. This is the part almost everyone skips, and it is the step that saves you the most money and frustration.
Why hire you first before hiring an architect or designer?
Because most people spend thousands on drawings only to find out the design is not buildable, not allowed by code, or does not fit their budget. We help you define the right direction early so the design team can produce buildable plans that match your goals and finances from day one.
Will I still need an architect after working with you?
Not necessarily. If you prefer to work directly with us, we can complete the full construction drawings, coordinate engineering, and prepare everything required for permits and building. Many clients choose this route because it keeps the entire design and planning process in one place. An architect is only needed if you specifically want one involved, but our Design Build Package provides all the build ready plans you need to move forward confidently.
Will I still need an engineer?
If your project involves removing walls, adding beams, or making structural changes, an engineer may still be required for final approval. We coordinate that process during the Design Build Package so everything is accurate and ready for permit submission.
Do architects and designers like when clients use Build Questions?
Yes. Design professionals prefer when clients come to them with a clear scope, defined layout direction, and realistic budget expectations. It makes their job easier and eliminates the back-and-forth caused by unclear goals or unrealistic assumptions.
Can you work with my architect or interior designer?
Absolutely. Many clients bring us in as a bridge between the design team and the builder. We help keep the design grounded in feasibility, cost, and smart construction logic from start to finish.
If I hire you, do I still need multiple contractor bids?
Not always. Because you receive a clear scope, a refined layout, and a realistic budget, many clients skip the guessing game of multiple bids. If you choose to get additional bids, our documentation makes contractor pricing more consistent and accurate.
Do you only help with planning, or do you stay involved later?
We can stay involved as little or as much as you want. Some clients only need early clarity. Others want help comparing bids, reviewing contracts, or advising during construction. You decide the level of involvement.
