Before you commit to a lease or finalize a Letter of Intent, you need real data — not guesses.

 

The Concept Evaluation gives brokers, tenants, and owners the confidence to negotiate with facts in hand.

 

Jeff Davies and his design associates take what was discussed in your initial feasibility consultation and translate it into a visual, measurable, and cost-driven plan that answers the two biggest questions:
Can it be built, and what will it really take?

Everything in the Feasibility Consultation

You’ll get all the benefits of the on-site walkthrough and systems review: layout feasibility, MEP and ADA insights, rough cost ranges, and a written summary of key observations.
If you’ve already completed that initial consultation, this package builds directly on it — and you’ll receive a $450 credit toward this study.

Architectural Test-Fit Drawing with Basic Renderings

We take your concept ideas and develop a scaled test-fit layout showing how your space can function for your specific use.
This drawing identifies walls, plumbing locations, kitchen or bar zones, circulation paths, ADA routes, and exit requirements.
You’ll also receive a set of simple 3D perspective renderings or plan visuals — enough to help you and your stakeholders visualize the finished concept without the full cost of design drawings.

Use it to:

  • Evaluate how your equipment or seating count fits the footprint.

  • Confirm square footage efficiency.

  • Present the concept to investors, partners, or landlords.

  • Support TI allowance or rent-credit negotiations.

Preliminary Scope of Work and Estimated Construction Cost

Based on the test-fit and site conditions, Jeff provides a written, line-item scope of work summarizing the likely construction components — demolition, framing, mechanical upgrades, finishes, millwork, etc.


Each section is paired with a realistic cost range built from actual current market pricing in the Charlotte region.

This document gives you a dependable starting point for:

  • Setting an accurate build-out budget.

  • Comparing different locations with apples-to-apples numbers.

  • Negotiating TI allowances confidently with your landlord.

Build Strategy and Basic Scheduling

Every project has a unique sequence and permitting path. Jeff outlines a macro build strategy — what must happen first, what can run concurrently, and where bottlenecks may occur.
You’ll receive an estimated timeline from design through completion, factoring in plan review, permit lead times, and construction duration.

This helps you plan lease start dates, soft openings, and financing with realistic expectations instead of optimistic guesses.

Recommendations for Architects and Design Coordination

Once your concept is validated, Jeff connects you with the right design professionals for your next step — architects, engineers, or interior designers that align with your project type and budget.
 

He can also coordinate introductions or remain involved to keep the design phase practical and on budget.

The goal is to hand you a roadmap that moves smoothly from test-fit to final drawings without wasted time or rework.
